Real Estate Investment Trusts (REITs) have a great importance for the growth of the real-estate sector which has a major proportion in the economic growth. REITs, which can supply the fluid to realize the major projects by exporting shares, have a major role informing of a well-organised urban structure. They exchange the realties in their portfolies to movable funds and so they can offer to the investors new opportunities. The REITs have achieved an outstanding growth worldwide since 90s and have become an issue for study cases. In these cases the operation of the REITs in national and international markets have been researched theorically. The sectoral analysis of the REITs in Turkey has been made and in this study their contribution to the economic growth is emphasized.
GAYRİMENKUL YATIRIM ORTAKLIKLARI ÜZERİNE BİR İNCELEME V E TÜRKİYE'YE İLİŞKİN SEKTÖR ANALİZİ
Gayrimenkul Yatırım Ortaklıkları (GYO), ülke ekonomileri için büyük önem arz eden gayrimenkul sektörünün gelişiminde önemli bir role sahiptir. Hisse senedi ihraç ederek büyük çaplı projeleri gerçekleştirebilecek finansmanı sağlayan GYO'lar, sağlıklı bir kent yapısının oluşmasında önemli rol oynamakta; portföylerindeki gayrimenkulleri, likiditesi yüksek menkul kıymetler haline getirerek yatırımcılara yeni olanaklar sunmaktadır. Sermaye piyasaları aracılığıyla temin ettikleri kaynakla, reel yatırımları gerçekleştiren GYO'lar, 1990'lardan sonra tüm dünyada gelişme göstermiş ve birçok çalışmaya konu olmuştur. Bu çalışmada GYO'larm ulusal ve uluslararası piyasalardaki işleyişi yapısal olarak incelenmiş, Türkiye'deki GYO'lamı sektör analizi yapılarak GYO'larm ekonomik katkıları vurgulanmıştır.
